About LPS

Background

Founded in 2005, LPS has developed a unique and collaborative approach to block management. Unlike many other managing agents, who act for freeholders where the leaseholders do not have the Right to Manage their own block, LPS prides itself in being appointed by leaseholders to act in their best interests. As such, we are always accountable to the property owners and residents we work with, ensuring we deliver a high-quality service whilst keeping service charges in check.

Over the last 16 years we have specialised in working with blocks, which have historically been poorly maintained by the outgoing managers. In every instance we have a proven track record of improving the quality of the blocks we manage, whilst making sure the finances remain balanced by keeping service charge arrears in check.

Our Team

Since our foundation, block management has become increasingly complex and many management companies struggle to keep pace with the regulatory burden. Our highly qualified team has decades of experience and includes individuals with a legal background, qualified housing managers, accountants, IT professionals and experienced maintenance managers. This range of skills and experience has enabled our team to keep pace with the myriad challenges and regulatory burden of block management.

Over the last five years LPS has onboarded a significant number of blocks. A large proportion of these had been poorly managed in the past. Our team is therefore well versed in bringing blocks under our management smoothly and with minimal disruption. We are proud of the fact that our clients report that they are delighted with the service we provide, usually within a few months of our taking over the management. We have also had significant success in ensuring the payment of historic service charge arrears and using these funds to undertake much needed work on blocks that are new to our management.

Contractors and Maintenance

Over the last 16 years LPS has cultivated relationships with a broad array of third-party contractors, which enable us to ensure that both routine and specialist maintenance can be completed in a timely and cost-efficient manner. In the majority of cases we work closely with any existing contractors that you have a good relationship with, to ensure the continuity of service to owners.

Further, our excellent working relationship with a broad range of contractors enables LPS to ensure that maintenance issues are dealt with rapidly. Our dedicated maintenance management team works closely with these service providers, enabling us to leverage these relationships to ensure that you get the best price and highest quality for the works completed.

At LPS we always consult owners in respect of major works or ongoing contracts to ensure that your preferred suppliers are engaged to perform these works.
