The role of the block manager encompasses an array of responsibilities. At LPS we ensure that your block is well taken care of, giving you peace of mind. Our services include:
Finances & Service Charges

Preparation of service charge budgets;
Collection of service charges;
Preparation of service charge year end accounts;
Provision of service charge demands and up to date balance statements to owners.

Regulation & Compliance
​
Arrangement of building insurance, including claims handling;
Instigate all Risk Reports (Health and Safety, Fire, Asbestos etc);
Issuance of all required legal notices; and,
Providing required legal documentation when owners re-mortgage or sell their properties.

Maintenance
​
Arrangement of maintenance contracts;
Supervision of building works and decorations;
Preparing tenders and managing the tender process for major works; and,
Regular site visits.

Communications
​​​
Attendance at resident meetings;
Communication with residents on all matters; and,
Arranging and attending Annual General Meetings with owners.
Block Onboarding
​
Reviewing all of the current contracts and financial information;
Pursuing historic service charge arrears;
Working with owners to build an action plan in respect of major works required; and,
Ensuring the block is compliant with all regulatory and legal requirements within 12 months of LPS taking over the management.
